How long files are keptFileInvite describes itself as a document collection platform for commercial and complex lending: loan teams, underwriters, and the borrowers, guarantors and brokers on each deal. It connects to the lender's CRM, cloud storage and loan systems.
GarnerDocs collects documents for any business that needs them from its clients, from accounting and law firms to loan officers and mortgage brokers. Each request goes to one client as a checklist. There's nothing to integrate, so you can send your first request on the day you sign up.
Neither is a loan origination system or practice management.
Both send your client a private link, with no account to make. FileInvite sends it by email or SMS. Your client uploads files, fills in or signs any forms, can message you, and clicks "I'm finished". You can add a portal password.
In GarnerDocs, your client sees a checklist of the documents you asked for and can upload some today and the rest next week, from a phone or a computer. If a file isn't right, your note asking for a replacement appears next to that item. You can add a 6-digit PIN that you give your client yourself. See what your clients see.
FileInvite's pricing page on 20 October 2026, in USD: Standard plans start from $9,900 a year, billed annually, for lenders processing up to 100 typical commercial loans a year. Enterprise plans are quoted, and setup costs vary.
GarnerDocs is billed monthly or yearly in USD, and a year costs ten months. Starter is $39 a month ($390 a year) for 20 active requests and one team member. Growth is $99 for 100, and Pro is $199 for 300, both with no limit on team members.
If several of these matter to you, FileInvite is likely the better choice.
There's nothing to import. Let open invites finish in FileInvite, and send new requests from GarnerDocs.
List the documents from each FileInvite template as a GarnerDocs template. Forms and signatures stay with the tool you use for them.
One at a time, or from a spreadsheet.
Create a request for each client and send it. The reminders take it from there.
For a typical list to start from, see the mortgage document checklist. Every new workspace starts with a 14-day free trial. See pricing.
It's built for any business that collects documents from its clients, loan officers and mortgage brokers among them. Each request goes to one client. If you run commercial loans with borrowers, guarantors and brokers on one deal, FileInvite is built for that.
Not directly. On Growth and Pro, GarnerDocs sends webhooks, which work with Zapier's and Make's webhook triggers, but there's no CRM integration, cloud storage sync or API yet. If you need documents to arrive in OneDrive, Google Drive or Box, FileInvite does that.
GarnerDocs deletes a completed request's files when your retention period of 30, 90, 180 or 365 days ends, after emailing you 14 and 3 days before. FileInvite states that data is removed when the retention period set by your administrator ends, and that its backups are destroyed after seven days.
