Applications across personal email
Applicants reply with phone photos of their pay stubs, a screenshot of their ID and a reference that never arrives.
For property managers
Applicants and renewing tenants: send each person one list through a private link, set a due date that fits the unit, and let reminders chase what's missing.

Someone applies for the unit. Then pay stubs, ID and a landlord reference trickle in from personal email.

You email, then call, then email again. Meanwhile the unit stays empty and other applicants wait.

How it works
The same way of working for new applicants and renewing tenants.
Pick a template
Start from your rental application, lease renewal or move-in template, then add, remove or rename documents for this person.
Create a templateSend a private link
Your applicant opens the link on any device and uploads each document against its item. No account, and their progress is saved.
Copy or share the client linkLet reminders follow up
By default, reminders go out 3 and 7 days after you send the request and shortly before the due date, listing only what's outstanding.
How automatic reminders workReview each file
Approve each document, or ask for a replacement with a note your applicant sees next to that item. Earlier versions stay in the history.

Features
Build your application, renewal and move-in lists once, then start each request from the one that fits.
Create a templateApplicants open it on their phone, upload each document against its item and come back later to finish. Their progress is saved.
Copy or share the client linkGive each application a due date that fits how fast you fill the unit. It turns amber in its last three days and red once it's overdue.
Due dates and overdue requestsA cropped ID, one month's statement of two, an old pay stub: ask for a replacement with a note shown next to that item.
Ask a client for a replacement fileWhen a document doesn't apply, your applicant says so in a note from their upload page instead of leaving a gap.

Download all files as a ZIPIn GarnerDocs, each applicant or tenant is added as a client: a name and an email address. Send an application request when someone applies, with a due date that fits how quickly you fill the unit. When a lease comes up for renewal, send the tenant a request from your renewal template.
Your templates are typical examples to tailor to each property, not a list of what any applicant is required to provide.
Under fair housing rules, applicants must be treated consistently, and what your business asks them for is your decision, not GarnerDocs's. See Housing Discrimination Under the Fair Housing Act on hud.gov (checked on 19 October 2026). This page isn't legal advice.
Files are stored privately with encryption. Only your team can download them, through a link that expires shortly after. Each upload link ends in a long random code that GarnerDocs doesn't keep in readable form, and you can reset a link so the old one stops working. Files are deleted after the retention period your team chooses, and personal data isn't sold or used to train AI models. The Security page has the details.
GarnerDocs doesn't claim to meet any tenancy or record-keeping rule. Confirm the measures above against your own obligations.
GarnerDocs does one job: getting documents from your applicants and tenants to you, complete and checked. It doesn't screen tenants or run credit or background checks, and it doesn't decide who gets the unit. It doesn't collect rent or deposits. It isn't property management software, and it doesn't connect to yours. Download the files into the system you already use.
No. Applicants and tenants open the private link you send them and upload directly. There's no registration and no password to remember.
Yes. The upload page works in any browser. A photo or a PDF uploads like any other file, several at once, up to 25 MB each. Tick HEIC on a document for photos in the iPhone format.
No. GarnerDocs collects the documents your applicants upload, and your team reviews them. It doesn't screen applicants, run credit or background checks, or decide who gets the unit.
No. When a request is complete, download the files one by one or as a ZIP and add them to the software you already use.
For the retention period your team chooses: 30, 90, 180 or 365 days after a request is completed. Then they're deleted, and the workspace owner is emailed 14 and 3 days before. Download what you need to keep into your own records first.
Use case
For property managers and landlords: send each applicant one checklist when they apply, let reminders chase what's missing, and see whose application is complete.
